Tmg makes the choice by x big a choice, placing it under your nose, failing to give you detail on page describing the fee, orally misinterprets what the fee is, and contract interpretation inconsistent. In substance TMG imputes to tenant waiver of rights per RCW. Tmg unlawfully holds deposits and assesses on top of that. Theft.

I just I just want to say we have been with this manager group for a year and I have never worked with a more worthless company!!!!!!!!... As of today.... my fence was tore apart with nails exsposed and and a big hile in my fence.... I told the maintenance guy that my dog needs to get out and they have dogs next door and it didn't matter to him he just left and didn't even tell me he was leaving and just a bad job... And they didn't even finish the maintenance before I moved in here I have molding falling off my cabinets I have floors peeling up... the painting wasn't even done correctly there's walls I didn't even get painted.... DO NOT RENT FROM THIS COMPANY!!!!! all they are going to do is just rip you off they're Crooks.......... They never returned your calls they never show up on time just a bad bad bad company all the way around... They set your due date so you're late all the time to get late fees.... so we will not be renewing our lease and I'm going to make sure that everybody knows just how bad a company these guys are

No maintenance at all

I've rented here for over two years and complained about the gutters and the downpour on my front porch. Nothing. I've sent multiple videos of the problem and the front porch flooding into the garage. Nothing in over two years. Then I suddenly receive an email about it and they thought maybe it was my gutters, and said they haven't been cleaned for years Yes. YES! But still nothing. I now have plants growing in them and still nothing. And the porch ceiling is actually leaking. Horrible. If I was a home owner, I would never have them take care of my property, because they basically just don't.

Dissatisfied with TMG's lack of management skills

We are renting a single family home from TMG for more than $2,000 a month. It's a nice house but it hasn't been maintained well.

When we moved in the house was not very clean. The laminate flooring looked waterstained throughout the first floor. After washing it with a proper cleaner, the floors looked good. Their cleaning service leaves a lot to be desired, and TMG will charge more than $600 when we leave to cover this lousy job of cleaning.

Not cool. There have been several maintenance issues that we have been waiting to see resolved for more than 2 months. We are unable to use the fireplace, due to repairs yet to be done; the dishwasher has a rusty rack and a part that spins to distribute water that has not been working since we moved here in November; the circuit breaker keeps tripping for the range and microwave, when we use the microwave oven. The garage door opener wall button needs replacing.

There's a set of broken plantation shutters. And when we picked up the keys to the house the mail keys did not work in the mailbox. We were told we would need to pay the $40 to cover having new keys made by the post office. Shouldn't a management company provide keys that are in working order?

Two of the toilet seats were awful and disgusting and the thermostat was working improperly--both we changed out ourselves just to get them done without a hassle. We had to rent the house based on the photos provided online, as we were coming from out of state, so we never got to inspect the unit before moving in. It would be a nice place to live, if not for TMG's lack of managing repairs.

Really exhausted by the lack of responsiveness and all the time I've had to put into requesting repairs be made. They may have nice housing, but beware of their management downfalls and all the headaches that will result from this.

Very similar experience. RENTERS beware!! This business cares about nothing but how much they can scam you for! Their service call windows have a 9.5 hour eta! Even if you have a valid reason to be present, they will not provide a shorter eta window. NOPE, they just waste your entire day! Choose to speak to someone other than Lynn from the Vancouver office, she will hang up on you!! If you have a leak (yes, water) they take over a month for a service call that you still have to wait a 9.5 hour eta for! There is nothing positivery to say about renting through tmg.

Getting rid of TMG

When we first started working with TMG all seemed to be going well until they assigned a rep to us. It was all downhill from there. We requested another rep and it did not make a difference. Another issue is their accounting department. Could not make sense of the bills and had to ask many times for clarification. Found discrepancies, that they reversed. But why should be police them? Never had such high turnover of renters and it takes far too long for them to find renters. They also seem to charge to much in preparing the units for rental. All of our properties are less than 2 years old and it is typical for them to charge $1100 to bring them up to standard as they have stated. NOT at all happy and moving all our properties.

We live at 1053 se Tamango st. And 2 neibors in directly back of us and off to side's have tree's that are huge and they are dying a lot in places and these tree's need to be cut down in places. They shed all over our back yard. I have reported this before and no body does any thing. The addresses are 1052 SE Bacarra st and 1068 SE Bacarra st. Like I said I am sick of there dropings in our yard. Our yard is becoming a garbage dump for theses tree's. Both of these houses are rental's. Thank you Gail Stein

Tmg are crooks i paid double deposit my husband amd i due to credit so it was a little over 3,000 they took it all and say i owe 900 and reality some i deserve but only half the deposit should of been taken if you go by damages i caused and normal wear and tear

I rented nice place of a 6 plex in hearthwood was perfect for my needs as a single mom with daughter. Needless to say as soon as i started questioning about my wierd neighbors stalking n harrasing me i got a 10 day notice to comply or move because i come home after the hours of 10 pm ( quiet time) so they wouldnt renew my lease!!! my Privacy in n out of my home has been violated by people i don't know in my yard and my home and pictures being taken with out my consent or my notice. Very disturbed

I rented from this company for a year they charged me nearly $1500 to move in after pet fees and deposit. I rented the entire time of my lease and was always on time with my rent. I kept to myself and did not cause any problems. When I moved in I had a walk through and noted several lighter colored spots on the carpet and also a spot that was the size of a nickel where the carpet was missing. I was able to cover it with my area rug. The leasing agent at that time told me that they were going to replace the carpet but needed to rush to get me moved in. When I gave my notice they informed me that my lease was over so I needed to pay them an extra $200 more than my original rent. I questioned this as I remembered moving in the beginning of August and Julys rent should have been the rent amount stated under my lease. I could not locate my contract at that time so I went ahead and paid it, hoping that it would continue to reflect a positive rental history. I paid the complete rent for July but had informed them that I may be able to move out by the 20th once my new apartment was open because they were constantly harrassing me about letting them know if I could be out sooner. I was set to move into my new apartment early but during our initial walk thru I noticed the carpets were very smelly and animal urine was seeping up after they had just cleaned the carpets. My new apartment had to replace the carpet and pad and do some cleaning so it put my move in date back a week. I informed this company that I would need the full month to move out but I would be out by August 1st as I had stated in my intent to move out letter I had turned in initially. they got extremely hostile and told me that a new family was due to move in my apartment in 2 days. It would have been 10 days before the month was over and they would be collecting double rent. I got very emotional and told them I had paid the entire month and I was trying to help them by moving out but their situation with my new apartment was not something that I could change. Also I had informed them that the carpet needed repaired because as they stated earlier to me, the carpet was old and that they needed to replace it. Anyways, they were too busy to do a walk thru when I turned in my keys and I asked that they call me when they were ready and the person working that day said no problem. I also told her that I didn't remember my new address but would have it for them when I came to do my final walk thru. I also made sure they had my cell phone number to reach me. I never received a call and every time I called I got the voicemail and I left messages and none returned. A month later I went in and they told me that they tried to contact me but I never left a address to send my deposit information so they sent it to my last address listed which was the rental I had before moving into their apartments. I was so upset but I still believed that in good faith I had a large amount of the deposit coming to me because I had left the apartment cleaner that it was when I moved in. Boy was I wrong. They sent me an invoice for $3800 due to the need to change the carpet in the entire 3 bedroom apartment claiming pet damage. I have been desputing this for almost 2 years. Also my 2 dogs were house trained and that carpet was damaged not from animals but from old carpet and wear and tear and should have been repaired before I moved in. I left the apartment in immaculate condition and was NEVER given a final walk thru. I was harassed for the final 10 days of my stay about when I would be out, when I had already paid my full month rent and to make matters more unbearable, they have sent me to a terrible collection agency who has been shut down by the attorney general twice and each time reopening by changing ther name but continuing their nasty collection technique. After researching the collection company they have 40 lawsuits recently, for violating consumer rights and I have a large rental collection on my credit report that is not being addressed which makes it almost impossible to rent anywhere except from *** lords. Also after finding my rental contract I discovered I was correct and they did overcharge me the $200 dollars on my last months rent. They owe me a lot of money and I am currently speaking with an attorney about this. Good luck to anyone trying to rent from this company.

So when our daughter was looking for a new place we encouraged her to look at TMG. Having almost 2 years of rental history with them she was excited to rent from TMG. However our hopeful positive experience turned into a NIGHTMARE ending in our daughter in tears with the vice president in their conference room. After finding a condo to rent & despite having the extensive rental history with TMG she still needed a co applicant.

As her parents we decided to co apply with her. Her best friend who was going to be a roomate applied as well. Because the friend has no rental history due to living with her parents until now she was viewed as a RISK and once we put the $1400 deposit down to hold the property we were informed that an additional $1800 would be needed in addition to pro-rated rent. They stated it was a penalty because of no rental history.

Nevermind this is the first time the young lady has moved out of her parents home! When we heard these ridiculous fees we decided NOT sign the lease and requested that TMG requalify our daughter based on her income alone. According to the deposit forms the friend signed when our daughter did not qualify we would receive our deposit back. Well in an honest world this is how it works.

When we requested our deposit back THEY REFUSED and KEPT OUR $1400 . AND RENTED the property immediately collecting ANOTHER deposit. Can you say WE ARE ALL ABOUT THE MONEY ?! I wonder if the property owner gets to keep that extra deposit money or does TMG ?

As we left the office with my daughter in tears I told a lady that renting with TMG is a NIGHTMARE ! You can bet we will be telling everyone about this negative experience. Parents....if your child, especially a responsible hard working college graduate, wants to rent Steer them AWAY FROM TMG . !!

Loosing the money was awful but seeing my hard working responsible daughter in tears feeling so upset made me FURIOUS !

Shame on you TMG ! HOW DO YOU SLEEP AT NIGHT ?!

Horrific HOA management company

These people should be sued and put out of business. They are "managers" for HOA's in addition to what I see are property managers. Their 1-star rating is all but shocking and to the person who gave 5 stars... lol, who do you know who works there?! In general I have issues with the HOA industry as they serve to collect money for little to no services in return and further gentrify urban areas. So yes I could make the claim they are racist, classist and overall d-bags... I'll save that sociological proof for future book/paper. If there are any services they provide they are completely disproportionate to what services are provided. Not to mention they are given the authority on par to that of the government in that they can place leans on your home even if claims they have are total BS. HOA's and this one in particular are evil. They prey on residents and actively seek to assess home owners with fees above and beyond the monthly assessment as this is their main source of revenue. Driving around seeing who has a garbage can left out for a day or some *** *** that has nothing to do with preserving my homes value which they claim is their reason for existence is ***. F-them. There is nothing these people can do that will preserve the value of my home when the market crashes nor when the market is booming... preserving home values is an utter crock of poo. Now, for TMG lets say they charge you with something as asinine as leaving a garbage can next to your house or out by your driveway for 24 hours or slightly longer they give you 10 days to respond from the date THEY date the document they send. WTF?! What company outside of an HOA is allow to demand such? Not my mortgage company, not my credit card companies, not the IRS and not any state taxing authority. Now paying for your fee! Good luck, there is interest and fees that you can almost never get caught up on b/c you pay "late" (i.e. not within 14 days) and get sucked into a vortex in which is near impossible to get out of without legal representation. Boycott this company and furthermore all HOA's. Those that work here, you should be ashamed you support this company, the HOA industry that serves to gentrify the population and diminish the definition of 'property owner' as you inherently infringe on my rights as a land, home and property owner. I'm sure the founding fathers envisioned property rights being pissed on by non-governmental for-profit agencies that infringe on personal choice and freedom. Great job HOA's *** all over personal freedoms!

First off, your spelling is atrocious and that right there (for me) calls into question your intelligence. Your inability to articulate any real reasons for hating TMG are suspect.

It sounds to me like you just hate HOAs. Your total ignorance of HOA laws speaks volumes. Comments like "boycotting HOAs" shows a complete lack of knowledge of the law.

Rather than vent like you have, perhaps you should learn to read and understand that the world does not function for you to do whatever you want.

I am a former community manager for HOAs so I know of what I speak because I've been behind the scenes and I know how they function. So get an education and quit embarrassing yourself.

Please rewrite this when you have calmed down. I happen to agree with you about HOAs, and most people would, but you are so upset right now that much of what you wrote does not make sense.

Abuse of Deposit Holdings & Additional Charges.

What a terrible experience. I was a tenant for 2 years. We just moved a little over a month ago. Our lease ends at the end of October so we paid for the full month upon leaving to honor our lease terms. They are now advertising our vacant house as ready to move in on October 25th which is illegal considering they have already collected rent for the entire month from us. They cannot legally collect rent on the same property during the same month from two separate parties. Furthermore, we just received our itemized 'damage' report in the mail. Not only did we not get our deposit back, they are claiming that we owe them almost $1100 on top of that! The non refundable pet fee is listed as a charge, they are claiming far more pet damage than there actually is (75% of the total area of the house) and they are charging twice the actual cost to replace the cheap mini blinds. They provided photos with their documentation, all of which depict issues that were already existent when we moved in such as large holes in almost every door, dirty windowsills, missing closet doors, missing fixtures on doors and lighting, broken and soiled cabinets with 20 year old lining in them, etc... At the time we moved in, we were in a rush to find a place and had to do it site unseen. There aren't even interior photos provided. The appliances are from the 70's...seriously, mustard yellow Hot Point refrigerator and metal stove with temperature knobs that are so scratched up, you can't read what they say. I have never experienced this kind of treatment anywhere I have ever lived and have always gotten at least 80% of my deposits back in the past. Never in my wildest dreams did I expect to be charge such an astronomical amount of money. I had heard rumors that they *** out of your deposit, so I was prepared for that. Nothing could have prepared me for the list of bogus charges they sent to us. I do not recommend ever renting from these people. And I find it deplorable that they treat their tenants like common criminals once they move out. We were stellar tenants in perfect standing. We never once paid our rent late, we never had any negative feedback from our annual inspections, the last of which occurred two weeks prior to our move. If you see their name attached to any rental listings you might be interested in RUN. Very disappointed.

TMG Northwest - AWFUL COMPANY!

This company is most likely the worst business I have ever worked for .... the owner of TMG Northwest is Cruella DaVille incarnate. She actually believes she is better than other people -- or perhaps she thinks of her employees as 'the little people' - "Let Them Eat Cake" comes to mind(!?) In any event, TMG Northwest provides absolutely no training, their pay plans are an absolute joke and if you get the good luck of working for Cruella DaVille - watch out - you are most likely looking at years of therapy to recover. I'm pretty sure she'll be dressed as a witch for Halloween, which is not really a costume for her. Stay far far away from this companyif you can!!!! Either working for them or living in one of their overpriced, lousy rentals!
